You will need to show the bank that you are experiencing a financial hardship 
and your only other option may be foreclosure.

What will the bank consider as a financial hardship?

Not every sitution is the same. However here is a typical list the banks will consider:
· Health related financial problems
· Death of Spouse or Divorce
· Job Relocation /you have to move.
· Reduced Income
· Business loss or serious decline
· Bad loan product / excessive rate adjusment

How do I qualify for a Short Sale?

You must be able to show you have a hardship. 
We will provide the forms the banks will need to consider your situation.

What will I need to do during the process?

The property owner in most cases must:
· You will need an active MLS listing (we provide this service free to short sellers)
· You will need to provide access for showing your property to agents and their clients.
· You may not finance property while on the market.
· You will need to maintain the property is good "showing" condition to enable the sale.
· Basically you need to act like any other home seller until close of title then vacate without delay.
